SELLER REPRESENTATION
A selling plan built
around your home.
From the first pricing conversation to the final walkthrough, know what happens next and why it matters.
01 / Understand the opportunity
We begin with your goals, timing, property details, and questions. I review relevant comparable sales and active competition to develop a pricing recommendation, including the factors that may support or limit the range.
02 / Prepare for the market
We identify practical improvements to presentation: decluttering, repairs, staging considerations, and photography readiness. We’ll discuss which work may be worthwhile, what can wait, and how preparation fits your budget and timeline.
03 / Build the property’s story
The proposed marketing mix is tailored to the home and agreed with you. It can include professional photography, floor plans, compelling listing copy, property walkthrough video, neighborhood context, digital promotion, and showing or open-house plans.
The goal is to give buyers useful reasons to take the next step, with an accurate presentation of the property.
04 / Review the response
We review buyer interest, showing feedback, competing listings, and offers. If activity falls short, we discuss the evidence and decide whether pricing, presentation, access, or marketing needs adjustment.
05 / Evaluate offers and negotiate
We compare price alongside financing, proof of funds, contingencies, proposed timing, concessions, and other material terms. You decide which offer to accept, with clear explanations of the tradeoffs.
06 / Coordinate toward closing
I coordinate with the parties involved, track milestones, and keep you informed as the transaction progresses. Your attorney handles legal advice and contract matters; other licensed professionals address their respective specialties.
A good first meeting answers your questions.
We’ll discuss your likely timeline, pricing approach, recommended preparation, proposed marketing, communication expectations, and brokerage compensation. Scope and expenses are agreed before work begins.
Your next chapter starts with a conversation.
Tell me about your property, your timing, and what a successful sale looks like for you. We’ll start there.
